The long-term vision for this unique 13.7 hectare site is the creation of a medium density, high-quality residential community. Together with Boffa Miskell, Architectus designed the master plan which has informed the development of precinct provisions that formed the basis for a private Plan Change 59.
The site will provide a range of housing types and sustain an inclusive community for all ages and life stages. The concept includes public use amenities such as a café, restaurant, central park, gymnasium, playground and a shared path along the Esplanade Reserve, creating a neighbourhood that is dynamic, vibrant, convenient and sustainable.
Located within the Albany node, an area identified as having a strategic role for significant growth and intensification for Auckland over the next 30 years, the site presents a unique opportunity to transform a large area into a medium density, well connected residential development of approximately 1600-1800 dwellings.
Over 25% of the development will be put aside for public open spaces, bringing together a new network of public streets and green spaces that will strengthen connections to the natural features of the Days Bridge Esplanade Reserve and Fernhill Escarpment and neighbouring residential areas. Quality of life and quality of environment are integral to the design of this new neighbourhood.
Social, environmental and economic sustainability principles have informed key decisions during the master plan development. The NZBC Green Star – Communities rating tool will be utilised as an ongoing evaluation and certification tool for sustainability.
A staged implementation strategy will see this long-term development completed over a 15-20 year time frame.
